
An inventory report and schedule of condition is a detailed record of all the fixtures and fittings within a rental property and the condition that the rental property is in at the beginning of a tenancy.
It’s really important to have an inventory taken at the start of a tenancy so that the state of the property is properly recorded. It’s fair to landlords and it’s fair to renters. It’s also part of being a responsible landlord.
Most reports are done electronically with photos and descriptions of every room.
It is best practice for an independent inventory clerk (preferably accredited) to carry out inventories for landlords. This helps to avoid any bias and improves their evidential value in the event of a dispute.
